Pebble Bay, Trevista, and The Coast At Sentosa Cove were among the most sought-after condos for resale during the week of July 2 to 9, with the highest sale price seen at Pebble Bay. The 2,336 sq ft, three-bedroom unit was sold for $3.5 million ($1,498 psf) on July 4, making it the most profitable resale transaction of the week.Upon completion of the transaction, the seller netted a gain of $1.62 million, having purchased the unit back in May 2007 for $1.88 million ($805 psf). This translates to an impressive capital gain of 86% after owning the unit for around 17 years.The sale of this unit at Pebble Bay comes less than two months after another 2,336 sq ft unit in the same condo was sold for $3.75 million ($1,605 psf) on May 16. This resulted in a hefty profit of $2.19 million for the seller, who had purchased the unit in August 1999 for $1.56 million ($667 psf). With a holding period of almost 25 years, the seller managed to make a capital gain of 141%.Located on Tanjong Rhu Road in District 15, Pebble Bay is a 510-unit waterfront condo that offers picturesque views of the Kallang Basin. Completed in 2000, the 99-year leasehold development features a range of unit types, from one- to four-bedroom apartments of 850 to 3,154 sq ft. The seller had purchased the unit for $1.43 million ($919 psf) in September 2009, resulting in a gain of $1.59 million (111%) after owning it for almost 15 years.This sale marks the second-highest gain achieved on a unit at Trevista so far. The record belongs to a 1,733 sq ft unit that was sold for $3.22 million ($1,858 psf) on May 9. The seller of this unit had purchased it directly from the developer in April 2010 for $1.57 million ($903 psf), making a profit of $1.65 million.Trevista is a 99-year leasehold condo located along Lorong 3 Toa Payoh in District 12. Developed in 2012, the development features three 39-storey blocks, housing a total of 590 units. Units at Trevista include studio and one-bedroom apartments ranging from 463 to 721 sq ft, two-bedroom units of 861 to 1,442 sq ft, three-bedroom units of 1,098 to 1,507 sq ft, and four-bedroom apartments of 1,560 to 1,630 sq ft. It also offers three- and five-bedroom penthouses of 3,477 to 4,855 sq ft.The condo is located just a five-minute walk away from the Braddell MRT Station on the North-South Line.Meanwhile, The Coast At Sentosa Cove saw the most unprofitable resale deal of the week. A three-bedroom unit spanning 1,916 sq ft was sold for $3.06 million ($1,597 psf) on July 4. However, the seller had acquired this unit in a sub-sale back in July 2007 for $3.93 million ($2,050 psf). This resulted in a loss of about $868,000 (22%) after holding the unit for approximately 17 years.Other transactions at The Coast At Sentosa Cove have yielded profits this year. On April 5, a 2,357 sq ft unit was sold for $3.95 million ($1,676 psf), earning the seller $400,000 in profits. On May 3, another 2,024 sq ft unit changed hands for $3.25 million ($1,606 psf), resulting in a profit of around $81,500. On May 30, a 2,357 sq ft unit sold for $3.5 million ($1,485 psf), making a profit of $170,000.The Coast At Sentosa Cove is a 99-year leasehold condo located on Ocean Drive that was completed in 2009. The development comprises 249 units, including three-bedders of 1,916 to 2,121 sq ft and four-bedders of 2,303 to 3,122 sq ft.
