On July 17, a three-room flat at 130B Lorong 1 Toa Payoh was sold for a record-breaking price of $808,000. The 731 sq ft unit, located on the 34th to 36th floors of Toa Payoh Crest, one of four 40-storey residential towers at the junction of Lorong 1 Toa Payoh and Toa Payoh Rise. With a unit mix that includes studios, and three- and four-room flats, Toa Payoh Crest was launched during the November 2012 Build-To-Order (BTO) sales exercise and completed in 2017 with about 93 years left on its 99-year leasehold.
This latest three-room flat sale at Toa Payoh Crest broke the previous record, set in December 2020, when a 731 sq ft unit on the 37th to 39th floors was sold for $795,000 ($1,087 psf). In the same development, the most expensive resale unit was sold on June 13 for $1.2 million ($1,198 psf). This 1,001 sq ft four-room flat was located between the 31st to 33rd floors. Another 1,001 sq ft four-room flat, on the 19th and 20th floors, was sold for $1.1 million ($1,101 psf) on March 21.
According to the latest resale transactions of three-room HDB flats in Toa Payoh compiled by EP Buddy, a range of prices has been recorded across the estate. This includes a five-room flat in Bishan’s Natura Loft that set a new resale record of $1.538 million in June, as well as 470 HDB units that have been sold for at least a million dollars in 2021. With such prices being achieved in various HDB estates, the question arises whether a HDB flat will ever fetch $2 million, especially in highly desirable locations like Holland Village where the average price for a two-bedroom unit is already above $1.5 million.
