URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings

Sengkang: The new residential sites in Sengkang are located in the Fernvale subzone, with the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Street to the South and Jalan Kayu to the West. These sites are connected by two roads and are seen as an extension of Sengkang town, bringing residents closer to the Seletar Aerospace Park. The sites here have a gross plot ratio (GPR) of 3.9 or 4.2 and could potentially accommodate 4,500 to 5,000 new dwellings.

The Woodlands site, which sits opposite the Singapore Sports School, could yield 1,000 dwellings. Across the road, a government land sale site at Champion’s Way was recently sold for $904 psf per plot ratio and could potentially be developed into a 350-unit private residential project.

The Bukit Panjang site is currently occupied by Beacon Primary School and could potentially yield 900 to 1,000 dwelling units, likely in the form of Built-to-Order flats.

The potential for Novo Place EC: These new developments in Sengkang, Woodlands and Bukit Panjang could potentially provide a mix of HDB, executive condos (ECs) and private housing. According to Lee, these new developments could add approximately 10,500 to 12,000 new dwellings to the area, providing more options for homebuyers.
