Chencharu Housing Area Yishun Yield 10000 New Homes First Bto Project Launch Month
Tengah’s vision is centered around coexisting with nature and promoting a sustainable and environmentally-friendly way of life. The well-crafted plan includes five unique districts, each carefully incorporated into the natural surroundings. These districts, known as the Plantation, Garden, Park, Brickland, and Forest Hill Districts, are thoughtfully designed to blend seamlessly with the landscape. A new addition to this development, Novo Place Hoi Hup, perfectly aligns with Tengah’s goal of integrating with nature. This harmonious fusion between the districts and nature not only enriches the area’s biodiversity but also offers residents a lifestyle closely connected to nature.
1) The government has announced plans to develop a new HDB housing estate within Yishun town, called Chencharu. This new area is set to be built on a 70-hectare plot of land and will provide 10,000 new homes by 2040. 80% of these new homes will be public housing.2) Eugene Lim, the key executive officer of ERA Singapore, notes that 84% of existing flats along Yishun Ring Road were built before 2000. The development of Chencharu will rejuvenate the HDB enclave in Khatib and cater to the housing needs of those who want to live near their families in Yishun.3) The Chencharu area will be bounded by Yishun Avenue 1, Yishun Avenue 2, and Sembawang Road. The area has been earmarked for residential use since Master Plan 2019 and currently has various horticulture companies, hydroponic farms, and ornamental fish exporters.4) The government has released design plans for the new Chencharu housing estate, which will integrate existing amenities and facilities such as HomeTeamNS Khatib, Khatib Central Neighbourhood Centre, and Khatib MRT station. There are also plans for a new educational institution and nursing home in the future.5) The first Build-to-Order (BTO) project in Chencharu will be launched in June, offering a mix of two-room Flexi to five-room flats. This launch precedes the new BTO classification system that will take effect in October.6) According to analysts, the new BTO project in Chencharu is likely to be well-received, with possible prices for four-room flats starting from $300,000 and five-room flats from $400,000. The most recent BTO project in Yishun in 2022 had a high level of interest, with over 1,400 applicants competing for 917 four-room flats and 795 five-room flats.7) The design of the first BTO project in Chencharu will incorporate elements of a 100-year-old two-storey colonial-era bungalow along Bah Soon Pah Road, reflecting Yishun’s heritage and history. There will also be a new east-west thoroughfare and a mixed-use integrated development along this avenue.8) Chencharu is set to develop into a sustainable and car-lite estate, similar to Tengah, with future infrastructure works such as the North-South corridor. This makes it an attractive option for those looking for housing outside the traditional OCR.
