Former Tang Dynasty City Site Jurong East Earmarked Future Homes
Proposals have been put forward for the development of a new residential area along Yung Ho Walk in Jurong East, near the scenic Jurong Lake Gardens. A proposed amendment to the 2019 Master Plan has allocated a gross plot ratio (GPR) of 4.6 to 4.8 hectares of land near Yuan Ching Road for this purpose.
The potential of this plot of land has been previously under detailed planning. It spans 4.8 hectares and is situated beside another residential site of about 5.2 hectares, for which a proposed GPR has not yet been released. These sites were formerly occupied by the Tang Dynasty City theme park, which was modelled after China’s Tang dynasty capital Chang’an. The park, which opened in 1992 as a $70 million project, unfortunately closed down in 1999. The site was then demolished, and the land was cleared in 2008.
Currently, both residential sites are bordered by the Ayer Rajah Expressway (AYE) to the south and part of Jurong Lake Gardens to the north. This upcoming residential area is located within the Jurong Lake District, which is the largest business district outside the city centre.
Hoi Hup Realty and Sunway Developments recently released a joint statement on September 12, announcing their plans for the development of a new residential project. This upcoming development, named Novo Place EC, will be situated on a 16,441.2 square meter land with a 99-year leasehold. It has been revealed that the site has a maximum allowable gross floor area of 46,036 square meters, making it a highly sought-after location for a premier residential development. The proposed development of this site, which is situated next to Jurong Lake Gardens, falls under the Jurong Lake District. According to the Urban Redevelopment Authority (URA), the proposed amendment to this site will cater to the demands for housing and provide future residents with convenient access to green spaces and amenities. While the potential intensity of this residential site has been suggested, the actual development parameters, such as building height, will ultimately be determined by urban design and technical requirements.
Meanwhile, the development of Jurong Lake District (JLD) is ongoing, with the recent closure of the tender for a 6.5-hectare master developer site next to the existing Jurong East MRT Interchange in March. A five-party consortium, comprising CapitaLand Development, City Developments (CDL), Frasers Property, Mitsubishi Estate, and Mitsui-Fudosan, submitted two bids.
