Singapore’s latest private condo project has made its debut after the quiet month of the Chinese Hungry Ghost festival. Bukit Sembawang Estates’ 8@BT will be the first one to be released to the public, with a public preview on September 7, followed by an official launch two weeks later on September 21.

The development, located in Bukit Timah, features 158 units spread across two 20-storey blocks. These units range from one- to four-bedrooms, with sizes ranging from 517 sq ft to 1,593 sq ft. The development also includes two penthouses, a two-bedroom unit at 1,593 sq ft and a four-bedroom unit at 1,356 sq ft. Both penthouses are situated on the top floor with a ceiling height of 4.3m and are equipped with private lifts.

Spanning over a 49,633 sq ft site, the 99-year leasehold project was acquired by Bukit Sembawang through a government land sale (GLS) tender for $200 million in November 2020. It was the highest bid among the five submissions received.

The Beauty World MRT Station, just a two-minute walk away, provides easy access to the integrated transport hub, which includes an air-conditioned bus interchange on the second level of the upcoming three-storey mall Bukit V. The mall is part of the mixed-use development, The Reserve Residences.

The design architect for 8@BT is Arc Studio Architecture + Urbanism, which has won multiple awards for its projects, while EcoPlan Asia is responsible for the landscape design. The project’s facade is inspired by the surrounding nature, with both the Bukit Timah Nature Reserve and the Bukit Batok Nature Park being within close reach. Completion of the project is targeted for the fourth quarter of 2027.

At this point, the developer has not revealed the indicative prices for 8@BT. However, caveats lodged for the neighbouring mixed-use development, The Linq @ Beauty World, show that a 797 sq ft three-bedroom unit was sold for $2.24 million ($2,812 psf) in a sub-sale in February. In August, a 549 sq ft two-bedroom unit was also sold in a sub-sale for $1.6 million ($2,915 psf), setting a new record for price psf. The Linq @ Beauty World is a freehold development with 120 residential units and 53 commercial units in the retail podium. It was launched in November 2020 and has since been fully sold.

The Reserve Residences, a mixed-use development with 732 residential units and an integrated transport hub, is situated just across the road. Launched in May last year, it has since sold 96% of its units. Caveats lodged show that three-bedroom units ranging from 1,378 sq ft to 1,335 sq ft on the sixth floor were sold at a price between $2,461 psf and $2,530 psf in August. Four-bedroom units of 1,625 sq ft on the higher floors were sold for prices of $2,567 psf and $2,599 psf.

Ismail Gafoor, CEO of PropNex, anticipates a high demand for 8@BT due to its advantageous location and its mid-sized nature with only 158 units. Based on the developer’s land purchase price of $1,343 psf per plot ratio and increased construction costs, Gafoor estimates the selling price of the project to be in the range of $2,500 to $2,600 psf.
