Based on the plot size of 41 Binjai Park, the calculable footprint area would be around 8,500 sq ft.As per Sim’s analysis, the new owner has the potential to build a two-storey bungalow along with an attic and basement, creating a gross floor area (GFA) ranging from 17,000 to 25,000 sq ft. He has exclusive rights to market the property and believes that the price is highly reasonable.
