Freehold condo The Botanic on Lloyd has hit a new record in price per square foot (psf), topping the charts among private non-landed developments for the period between Jan 3 and Jan 11. The new high was achieved with the sale of a four-bedroom unit on the second floor for $5.13 million, or $2,493 psf, on Jan 7.The new record price marks a 6.6% increase from the previous high of $2,339 psf set in October last year with the sale of a three-bedroom unit on the fourth floor.In fact, the 66-unit development has only seen one transaction per year for the past 10 years. Prior to the record-breaking sale in October 2024, the last unit to change hands was a four-bedroom unit that sold for $6.88 million ($1,919 psf) in January 2022.The Botanic on Lloyd, completed in 2006, is a freehold boutique development located along Lloyd Road in prime District 9. It offers a mix of three- and four-bedroom units ranging from 1,485 sq ft to 3,584 sq ft. There are also six townhouses at the development, each spanning between 4,058 sq ft to 4,446 sq ft and featuring five bedrooms and two private parking lots each.Another freehold development, The Cape, also hit a new high in psf-price during the period in review. A three-bedroom unit on the 15th floor was sold for $3 million, or $2,284 psf, on Jan 10, surpassing the previous record of $2,265 psf set in November 2012.Meanwhile, upcoming 99-year leasehold project Tembusu Grand was the only private residential development to record a new psf-price low between Jan 3 and Jan 11. The developer sold a three-bedroom unit on the 20th floor for $3.04 million, or $2,174 psf, on Jan 11, surpassing the previous low of $2,193 psf set in November 2024.Tembusu Grand, located on Jalan Tembusu in prime District 15, comprises 638 units ranging from one- and two-bedroom units of 527 sq ft to 883 sq ft, to three- and four-bedroom units of 990 sq ft to 1,604 sq ft. The project also features five-bedroom units spanning between 1,711 sq ft to 2,691 sq ft.Launched in April 2023, Tembusu Grand achieved a take-up rate of 91.5%, with 584 units sold at an average price of $2,444 psf as of Jan 20. The project is set to obtain its Temporary Occupation Permit in 2028.
