Continuums Prestige Collection Limited Edition Luxury Living And Legacy Planning
Thiam Siew Avenue, once a quiet street lined with only 22 pre-war bungalows and semi-detached houses, is set to undergo a dramatic transformation with the upcoming development of The Continuum, a 816-unit private freehold condo.
“This project will be a game-changer in District 15,” says Koon Wai Leong, director of Hoi Hup Realty, the joint developers with Sunway Developments for The Continuum. The two companies purchased the two freehold plots on the North and South of Thiam Siew Avenue for a whopping $815 million in November 2021. Combined, the two sites have a total land area of 263,797 square feet.
The Continuum will feature two standalone private condos, designed by P&T Architects & Engineers, on the North and South plots, connected by a pedestrian bridge across Thiam Siew Avenue. “This bridge will be an iconic landmark in the Katong area, completely transforming the streetscape,” says Kingsley Ng, director of P&T.
Each plot will consist of three 18-storey blocks with a total of 408 units, each with its own entrance, lobby, and drop-off, as well as basement parking facilities and residents’ amenities such as a clubhouse, gym, swimming pools, and sky terraces. Residents will have access to facilities on both plots and will enjoy breathtaking views of the city and sea from the sky gardens on the towers’ roof terraces.
The Continuum offers a diverse range of unit types to cater to the needs of different homebuyers, ranging from one-bedroom-plus-study units of 560 square feet to four-bedroom units of 1,518 square feet in its Signature Collection.

In addition to the Signature Collection, the developer has dedicated the most exclusive block on each plot to the Prestige Collection, comprising just 136 units in the entire development. Out of these, 72 are three-bedroom-plus-study units ranging from 1,227 to 1,464 square feet.
Four- and five-bedroom premium units make up only 32 units each in the Prestige Collection. The four-bedroom units range in size from 1,690 to 2,034 square feet, while the five-bedroom units range from 1,905 to 2,260 square feet.

Large-format units with multi-generational appeal
According to Ken Low, managing partner of SRI, the Prestige Collection units at The Continuum will appeal to those who want to live in the East while enjoying the convenience of a commercial hub nearby. The Continuum is also just a 10-minute drive away from the CBD and a 15-minute drive away from Changi Airport.
In prime District 15 in the East, four-bedroom units make up only 12% of the total non-landed units, while five-bedroom units make up a mere 1.1% of the total stock, based on EdgeProp Landlens data.

“There is a premium for large, freehold units in District 15,” says Low. “Many of the affluent in the East are of the generation looking at right-sizing and legacy planning, buying a property for the next generation.”
The Prestige Collection units are, therefore, ideal for multi-generational families who can enjoy the ample grounds and wide range of amenities on both the North and South plots within the safety of their condo, says Low.

A rich heritage
Thiam Siew Avenue has a rich history as well. The road was named after property magnate and hotelier Wee Thiam Siew. The former houses along Thiam Siew Avenue were once part of the sprawling grounds of his mansion at 525 Dunman Road.
The developer is preserving one of the pre-war bungalows on the North plot to be used for the new clubhouse, Thiam Siew House. “The conserved clubhouse will serve as a communal space where residents can relive the past glory and history of Wee Thiam Siew,” says P&T’s Ng.
As a counterpoint, the clubhouse on the South plot will be a contemporary, double-storey glass structure designed as a modern glass lantern, says Ng. “The architecture will be timeless; the glass lantern clubhouse on the rooftop will serve as a beacon from afar.”

A pricing advantage
The units at The Continuum are luxurious with efficient, well-thought-out layouts and ample storage space. For instance, some units have kitchens that open up to balconies, while others offer dual views from the living and dining areas.
In addition to attracting affluent residents in the East, the Prestige units at The Continuum also cater to those who desire luxurious, large-format units but are priced out of the luxury developments in the prime Districts of 9, 10, and 11.

While prices in prime Districts 9-11 average at around $3,250 per square foot, if not higher, the Prestige Collection at The Continuum will have an average price range of $2,800 to $2,900 per square foot. Prices for the three-bedroom-plus-study units start at $3.38 million. At these price levels, the Prestige units present an opportunity for long-term capital appreciation, says SRI’s Low.
