Five Room Flat Skyoasis Dawson Sets New Hdb Resale Record 173 Mil

A lavish five-room HDB flat at Skyoasis @ Dawson, located in the sought-after Margaret Drive area, has stunned the HDB resale market with a record sale price of $1.73 million on June 26. The incredible selling price equates to $1,444 per square foot.

In a statement released by ERA Realty on July 22, it was announced that the property was sold by ERA Realty’s senior marketing director, Faith Wong. Her client, a local family, owned the 1,195 square foot corner unit situated on the 45th floor of 39 Margaret Drive. It only took less than a month for the property to find a buyer.

Wong revealed that the buyers of the Skyoasis @ Dawson unit are a family with young children who were drawn to the unit’s spacious layout, as well as its proximity to modern amenities and strategic location. She also mentioned that despite the initial asking price of $1.838 million, there were two sets of motivated buyers who engaged in a bidding war before the property was eventually sold at $1,725,888.

Notably, the unit is only 3.5 years old and still has 96 years remaining on its 99-year lease. Being a replacement flat under the Selective En bloc Redevelopment Scheme (SERS), the owners were able to sell the unit after seven years from registration, or five years from the date of key collection – whichever is earlier. This allowed them to bypass the mandatory five-year occupancy period for new Build-to-Order (BTO) units before they are eligible to be sold on the secondary market.

Skyoasis @ Dawson, completed in 2021, is a 1,192-unit HDB estate in District 3. It comprises six residential blocks ranging from 26- to 45-storeys in height, and offers two- to five-room flats. The project is within walking distance of Queenstown MRT station and is adjacent to Queenstown Primary School on Margaret Drive.

With its prime location and luxurious features, it is no wonder that the record-breaking sale at Skyoasis @ Dawson has grabbed the attention of property enthusiasts.
