Located in the popular District 15, the freehold development Amber 45 has made headlines by topping the list of condos with the highest psf-price peak during the period of August 30 to September 8. A three-bedroom unit on the sixth floor was sold for a record-breaking $2,829 psf, amounting to a whopping $3.35 million on September 2.This is the first time a unit at Amber 45 has been sold for more than $2,800 psf, surpassing the previous record set in December last year when a two-bedroom unit on the 19th floor was sold for $1.95 million.The seller of the three-bedroom unit had originally purchased it from the developer in May 2018 for approximately $2.72 million, making a profit of around $630,000. The development has seen a total of four resale transactions this year, with an average price of $2,723 psf. Last year, the average price for seven resale transactions stood at $2,662 psf, showing a 2.3% year-on-year increase.Amber 45, completed in 2021, is a 139-unit freehold development situated at 45 Amber Road in District 15. The project features a 21-storey residential tower that incorporates two- to four-bedroom apartments, with unit sizes starting from 614 sq ft for a two-bedroom unit, 1,130 sq ft for a three-bedroom unit, and 1,345 sq ft for a four-bedroom unit. There are also 20 four-bedroom premium units, each accessed through a private lift lobby.The development has several shopping malls close by, including Parkway Parade on Marine Parade Road and i12 Katong on East Coast Road. Tanjong Katong Primary School is within 1km, and Marine Parade MRT Station is approximately 500m away, giving residents access to the Thomson-East Coast Line.Principal Garden, located along Prince Charles Crescent off Alexandra Road, came in second on the list, with a new psf-price record of $2,555 psf. A three-bedroom unit on the 20th floor was sold for $2.75 million on September 2, making it the first time resale prices at the development have crossed $2,500 psf.The new record is 3.7% higher than the previous peak of $2,462 psf, set earlier this year on May 31 when a three-bedroom unit on the 23rd floor was sold for $2.65 million. In July, another similar unit on the seventh floor was sold for the same price.The unit sold on September 2 was originally purchased by the seller from the developer in June 2016 for $1.79 million, resulting in a profit of approximately $960,000.Principal Garden, completed in 2018, is a 663-unit 99-year leasehold condo featuring four 24-storey residential towers housing one- to five-bedroom apartments that span between 484 and 2,347 sq ft.Meanwhile, Pinetree Hill recorded a new psf-price low when the developer sold a three-bedroom unit on the 24th floor for $2.53 million, or $2,156 psf, on September 8.Pinetree Hill, a 99-year leasehold condo located along Ulu Pandan Road in District 21, is expected to be completed in 2027. The 520-unit development boasts a mix of one- to five-room units ranging from 538 to 2,874 sq ft, with 150 units (29%) sold at an average price of $2,460 psf during its launch weekend in July last year.As of September 17, Pinetree Hill has seen 259 units (49.8%) transacted at an average price of $2,428 psf, according to URA caveats lodged. It is situated near several schools, within 1km of Henry Park Primary School and Pei Tong Primary School and within 2km of Pei Hwa Presbyterian School and Methodist Girls’ School.
