The three single-storey bungalows on a 36,670 sq ft plot have a total gross floor area of 11,410 sq ft. According to the tender’s terms, the State property is suitable for creative lifestyle use, such as experiential retail, F&B, wellness, or beauty concepts.
Built in the late 1920s, the colonial-era bungalows were initially intended for residential use and showcase unique architectural features inspired by Malayan design principles, such as Corinthian columns with stilts.
The prime central location of the property, situated between Orchard Road and Newton, makes it an ideal location. Nearby landmarks include The Tanglin Club, The American Club, Goodwood Park Hotel, and Sheraton Towers Singapore Hotel. It is also in close proximity to exclusive residential enclaves along Goodwood Hill, Stevens Road, Draycott Drive, Ardmore Park, and Cairnhill Road.
The lease term for the property is five years, with the option to request a renewal for less than three years. Extensions may be granted at the government’s discretion. A site visit, organized by SLA, will take place on June 25, and the tender will close on August 7.
In addition to the trio of bungalows, SLA is inviting bids for a two-storey detached bungalow at 11 Orange Grove Road. The property spans 65,811 sq ft with a total GFA of approximately 8,030 sq ft and features four bedrooms and four bathrooms. It will only be leased for two years.
Perched on a sloping terrain, the bungalow boasts an impressive facade with arched entrances and intricate decorative embellishments on its columns. The exterior design is further enhanced by a striking green balustrade and an ornamental row of small columns.
Originally built for high-ranking colonial administration officials, the bungalow at 11 Orange Grove Road is now situated opposite the Shangri-La Hotel Singapore, surrounded by prime residential enclaves along Nassim Road, Orange Grove Road, and Ardmore Park.
Cushman & Wakefield, as the managing agent, will conduct an open bidding exercise and arrange open house viewings on June 15. The bidding period begins on June 18 and ends on June 24.
