The Meyerise, Freehold Condo, Achieves New Record High PSF_Price
The Meyerise, a freehold condo, has taken the top spot among the private condo developments with a new psf price high for the week of November 29th to December 6th. A 1,270 sq ft three-bedroom unit on the 24th floor sold for $3.52 million, setting a new record high of $2,771 psf. This is just a small 0.25% increase from the previous record of $2,764 psf, which was established in October of last year when a 1,819 sq ft four-bedroom unit on the 28th floor sold for $5.03 million. The Meyerise has seen a total of nine units being sold this year at an average price of $2,405 psf. The most expensive unit sold at the development this year was a 2,056 sq ft four-bedroom-plus study on the seventh floor, which sold for $4.5 million ($2,189 psf) on October 7th.

The previous record was set in May of last year when a 1,356 sq ft three-bedroom unit on the 12th floor sold for $3.48 million.
According to URA caveats, the unit sold on December 5th last changed hands in September 2004 when it was purchased for $1.3 million, or $925 psf. Therefore, the sellers made a profit of about $2.4 million. The Imperial has recorded six resale transactions this year at an average price of $2,414 psf. Prior to the December 5th transaction, the most recent unit sold at The Imperial was a 1,905 sq ft four-bedroom unit on the fifth floor for approximately $4.6 million or $2,421 psf on November 28th.
The Imperial is a 187 unit freehold condo with a good mix of unit configurations, including two-bedroom units from 980 sq ft to 1,012 sq ft, three-bedroom units from 1,356 sq ft to 1,991 sq ft, and four-bedroom units from 2,034 sq ft to 3,552 sq ft.
Sky Vue, a 99-year leasehold condo completion in 2016, came in third place for setting a new psf price high of $2,505 psf for the week. This top price was achieved when a 1,141 sq ft three-bedroom unit on the 33rd floor sold for approximately $2.86 million on December 2nd.
The sellers of the unit had purchased the property for $1.86 million, or $1630 psf, in September of 2020. They made a profit of about $1 million from this transaction. The new psf price peak is 5.9% more than the previous record of $2,366 psf set in August when a similar 1,141 sq ft three-bedroom unit on the 14th floor sold for $2.7 million.
Sky Vue is a 694-unit condo situated along Bishan Street 15 in District 20. It comprises two 37-story towers with one- to three-bedroom units ranging from 484 sq ft to 1,259 sq ft. The property is within walking distance to Bishop MRT Interchange that serves the North-South and Circle Lines. It is directly across from Bishan Bus Interchange and is connected to Junction 8 mall along Bishan Place, which offers an array of retail and dining outlets.
