A freehold one-bedroom-plus-study loft located at Fulcrum, a condominium situated along Fort Road in District 15, will be up for auction by Knight Frank on June 20. The 818 square feet unit is listed with a guide price of $1.6 million, which is equivalent to a rate of $1,956 per square foot. Being a mortgagee sale, the property will be sold with vacant possession.

This unit on the track record for having been auctioned for the third time. It first appeared as a sale by the owner at the auction by SRI in September 2023, with a guide price of $1.73 million ($2,115 per square foot). However, as there were no bidders, the property was withdrawn.

In October 2023, the unit was once again put up for auction by SRI as a sale by the owner with a revised guide price of $1.69 million ($2,066 per square foot). However, it was still unable to find a buyer.

The Fulcrum condominium is a development with a tenure of freehold and has 128 units. The residential units come in a mix of mainly one and two-bedroom units, ranging from 441 square feet to 1,173 square feet. There are also three-bedroom units with sizes of 1,346 square feet to 2,153 square feet, and three penthouse duplex units with sizes of 4,316 square feet to 4,865 square feet.

The latest auction of this unit mentioned above was completed in 2016. The kitchen, dining area, and living room are located on the bottom level of the unit, and the upper level is where the master bedroom, en suite bathroom, and study are situated. This seventh-floor apartment offers beautiful and unobstructed views of Fort Road.

According to data from URA caveats, this apartment was purchased by its previous owner in September 2017 at a price of approximately $1.4 million, which translates into the rate of $1,716 per square foot. The guide price for this auction is set at a lower rate of $1,956 per square foot compared to the rate in recent transactions at Fulcrum.

The only transaction recorded this year at Fulcrum was on January 8, where a two-bedroom unit, measuring 678 square feet on the fifth floor, was sold for $1.51 million or $2,227 per square foot.

In 2023, three resale transactions were recorded at Fulcrum. Prices ranged between $1.7 million ($2,051 per square foot) for a two-bedroom unit measuring 829 square feet on the seventh floor to $1.75 million ($2,139 per square foot) for a one-bedroom-plus-study loft measuring 818 square feet on the ninth floor.

Fulcrum is strategically located within a short walking distance of the upcoming Katong Park MRT Station on the Thomson-East Coast Line, which is scheduled to open on June 23. There are also several shopping malls nearby, including Parkway Parade on Marine Parade Road, i12 Katong on East Coast Road, and Kallang Wave Mall on Stadium Place.
