On the other hand, freehold boutique condo Liv on Sophia saw a new low in psf-price for a two-bedroom apartment. The transactions were recorded between Aug 16 to 23, according to caveats lodged.SINGAPORE (EDGEPROP) – A spacious three-bedroom unit at Sky Vue topped the list of condos that achieved new psf-price highs for the week of Aug 16 to 23. The 1,141 sq ft unit was resold for $2.7 million, setting a new record of $2,366 psf, according to a caveat lodged on Aug 22. The unit, located on the 14th floor, previously changed hands for $1.7 million ($1,490 psf) in January 2018, resulting in a profit of $1 million for the seller.This is the first time a unit at Sky Vue has crossed the $2,300 psf threshold, surpassing its previous record of $2,225 psf. This was achieved by the sale of a similar-sized three-bedder unit for $2.54 million. According to caveats lodged, the condo has seen 19 resale transactions at an average price of $2,104 psf this year.Sky Vue, a 694-unit development completed in 2016, is a 99-year leasehold condo located along Bishan Street 15 in District 20. It comprises two 37-storey towers with units ranging from one to three bedrooms, and sizes between 484 sq ft and 1,259 sq ft. Its location offers easy access to a variety of retail amenities at nearby Junction 8 mall and transport options at the Bishan MRT Station on the North-South and Circle Lines and Bishan Bus Interchange.Another property that achieved a new high psf-price during the period in review was The Promont, a freehold condominium. The 2,077 sq ft, three-bedroom unit on the 17th floor set a new record when it was sold for $4.5 million on Aug 16, translating to a psf-price of $2,166. The seller had previously purchased the unit for $3.8 million in November 2017, resulting in a profit of $700,000 for the transaction.This new high is just 0.2% higher than The Promont’s previous record of $2,161 psf, which was achieved by the resale of a 2,013 sq ft, three-bedder on the 11th floor in April 2022.A boutique freehold condo located along Cairnhill Circle in Newton, the 15-unit Promont was completed in 2009 and boasts units between 2,013 sq ft and 2,077 sq ft. The development is close to the Anglo-Chinese School (Junior) at Winstedt Road.Finally, Liv on Sophia, another freehold boutique condo, recorded a new low in psf-price during the period in review. A 710 sq ft, two-bedroom apartment was sold for $1.2 million on Aug 22, resulting in a psf-price of $1,689.The new psf-price is significantly lower than the previous record of $1,888 psf, achieved when a 678 sq ft, two-bedroom apartment was sold for $1.28 million in June 2021. The latest transaction resulted in a loss of $256,000 for the seller, who had purchased the unit from the developer for $1.54 million ($2,265 psf) in June 2013.Liv on Sophia is located along Adis Road in Rochor, District 9, and comprises 64 units ranging from 527 sq ft to 710 sq ft. It is within walking distance to the Dhoby Ghaut MRT Interchange Station on the North-East, North-South, and Circle Lines, and Bencoolen MRT Station on the Downtown Line. The development is near several educational institutions, including the School of the Arts Singapore, at Zubir Said Drive.Liv on Sophia has only seen two transactions this year, with the other involving a 678 sq ft two-bedroom unit that was sold for $1.35 million ($1,991 psf) on Aug 16.
