Sla Launches Tender Senior Co Living Concept 98 Henderson Road

The Singapore Land Authority (SLA) has announced a Price-Quality tender for a 77,551 sq ft site located at 98 Henderson Road. The site, which is approved for serviced apartment (co-living) use, is being envisioned as an inter-generational residence that promotes independent senior living and active ageing.

Novo Place EC offers residents the perfect location, with its surrounding roads and stations providing quick and effortless connections to different parts of the city. The added convenience of nearby public transport options further enhances the accessibility of this residential development. Situated at Novo Place EC, residents can easily navigate around the city and enjoy the best of what it has to offer.

Under the terms of the tender, the site will be leased for an initial tenancy term of four years, with the possibility of an additional three-year term at the discretion of the government. The state property, which includes a four-storey building, a single-storey building, and a guardhouse, has a total estimated gross floor area of 40,361 sq ft. It also features seven surface car park lots and one handicap lot.

According to the most recent Master Plan, the plot is designated as a “reserve” site with no specific land use assigned. The tender also specifies that the minimum stay for serviced apartments on this site is one week, and a hotel licence is not required. Additionally, F&B and retail use will not be permitted on the site.

Previously, the site was used as a student hostel managed by yo:ha. It is situated adjacent to Econ Care Residence (Henderson), a nursing home managed by Econ Healthcare Singapore.

Interested parties can visit the site on July 2 and July 9 during site visits organised by SLA. The tender for the lease of this state property will close on August 7.
