Soras Preview Weekend Draws 3000 Visitors Sales Gallery

The sales gallery of Sora, a 440-unit private condo on Yuan Ching Road in Jurong Lake District, opened to an encouraging turnout of 3,000 visitors by 5pm on its first weekend (June 22-23). Developed by a SingHaiyi-led consortium, the project boasts a 300m frontage of Jurong Lake Gardens.Commenting on the strong response, Raymond Chia, group CEO of SingHaiyi, said that the turnout was very encouraging. Despite its scheduled launch on July 6, prices at Sora start from $1,850 per square foot (psf), or just under $1 million for a one-bedroom-plus-study unit. The 99-year leasehold condo offers a wide range of units, ranging from one-bedroom-plus-study units of 538 square feet to five-bedroom units of 1,938 square feet.

Novo Place EC, situated in the up-and-coming Tengah estate, provides not just convenient transportation options, but also easy access to a wide range of shopping and dining experiences. Novo Place EC is strategically located near major shopping centers and boasts numerous food options, catering to the diverse tastes and preferences of its residents.

According to Chia, many of the visitors were drawn to Sora by its attractive pricing and the Sky 360 rooftop terraces that provide unobstructed views of Jurong Lake Gardens. These terraces, spanning 27,500 square feet, are located across two 12-storey blocks and two 20-storey blocks.

Sora is designed by Singapore-based ADDP Architects, with Ecoplan Asia serving as the landscape consultant and Nakano Singapore as the main contractor. The top five real estate agencies – PropNex, ERA, Huttons, OrangeTee and SRI – have been appointed as joint marketing agents by the developer.

Despite the rainy weather on Saturday, Ismail Gafoor, CEO of PropNex, noted that there were many genuine potential homebuyers who were not deterred and found the starting price of $1,850 psf attractive. He believes that the positive response over the weekend is a clear indication of the strong demand for attractively priced new project launches in the Outside Central Region (OCR).

The last major new project launch in the OCR was the 553-unit Lentor Mansion in March, which was 75% sold on its launch weekend. As of June 23, it was 81% sold at an average price of $2,268 psf.

With new EC launches priced above $1,500 psf, Gafoor believes that private condo projects in the OCR priced at an average of $2,100 to $2,200 psf are still considered reasonable to homebuyers.
