A new level of luxury living is coming to the city fringe neighbourhood of District 5, particularly in the Kent Ridge area. Hoi Hup Realty and Sunway Developments have joined forces to create Terra Hill, a freehold luxury condo offering large-format apartments that are rarely seen in the area.

The development spans over 208,445 sq ft and comprises nine 5-storey blocks. The Prestige Collection consists of three blocks situated at the highest point of the sloping terrain. Of the 30 units, 24 are four-bedroom apartments measuring 1,894 sq ft each, while the remaining six are five-bedroom, duplex penthouses spanning 3,035 sq ft.

Since the onset of the Covid-19 pandemic, there has been a shift in consumer preference towards larger units. According to Ken Low, managing partner of SRI, even affluent seniors living in landed properties have started downsizing and opting for condo living. “Many of them are now living alone as their children have grown up and moved out,” says Low. “They find it challenging to maintain a large house and have trouble with their knees. Moving to a condo provides them with the luxury of space without the added maintenance.”
EdgeProp Landlens data shows that four-bedroom units in District 5 only make up 12.6% of the non-landed housing stock, while five-bedroom units account for a mere 1.55%. Most units in District 5 are one-, two-, and three-bedroom apartments, indicating a gap in the market that Terra Hill aims to bridge.
Additionally, Terra Hill has received the BCA Green Mark Platinum and Super Low Energy certification, making it the most sustainable development in the area.
Strategically located between two bustling business districts – the CBD and the future Greater Southern Waterfront, and the up-and-coming Jurong Lake District – Singapore’s second CBD, Terra Hill offers an excellent investment opportunity for the long-term. With a 10-minute drive to the CBD and a 20-minute drive to the Jurong Lake District, residents have easy access to both key business hubs.
