The bungalow on Cove Grove has consistently been listed with a guide price of $39.8 million, but with no bidders in the previous auctions, it will remain at its current price for the upcoming auction at the end of July.The exclusive enclave of Sentosa Cove is the only area in Singapore where foreigners can own a bungalow. However, with the recent adjustments in property prices, even locals have been taking advantage of the opportunity to purchase properties in this prestigious location. So far this year, Realis has recorded 99 transactions in Sentosa, with an average price of $1,827 psf. Out of these, 94 were purchased by Singaporeans and permanent residents, while five were bought by foreigners. In comparison, in 2023, Sentosa saw 95 transactions with an average price of $2,064 psf, with Singaporeans and permanent residents accounting for 74 transactions and foreigners accounting for 20 transactions, and one transaction being made by a company.
