Office Utilisation Rates Apac Highest World Jll
According to a recent research report by international property consultancy JLL, the Asia Pacific (Apac) region has the highest average office space utilisation rate in the world at 55%. In comparison, the global average is 49%. This is despite the widespread adoption of hybrid working practices in response to the pandemic. JLL’s survey shows that 84% of organisations in Apac have implemented hybrid programmes, slightly below the global adoption rate of 87%.
Interestingly, the Apac region also has the highest percentage of employees who have returned to a five-day work week in the office, at 22%. This is double the proportions in other regions such as North America, Latin America, Europe and the Middle East, where only 10-11% of workers have fully resumed in-office work.
On the flipside, Apac also has the lowest percentage of employees with a fully remote schedule, at 11%, compared to the global average of 14%. This indicates that Apac occupiers are leading the way in effectively utilising office space, with the region having the lowest discrepancy between targeted and actual utilisation rates.
In addition, Apac has the lowest workplace density globally, with each seat taking up an average of 129 rentable square feet (RSF). This is significantly lower than the global average of 167 RSF per seat. According to JLL’s CEO of Work Dynamics for Asia Pacific, Susheel Koul, this highlights the importance of planning and managing weekly occupancy patterns as hybrid working and return to office programmes continue to evolve.
To address this, Koul believes that new technologies can play a crucial role in helping companies accurately manage their changing office space needs. This includes the use of occupancy sensors for workstations and collaboration spaces, real-time analytics and AI capabilities. In fact, JLL’s report shows that 90% of office occupiers in Apac are willing to pay a premium for tech-enabled spaces.
