One Bernam, a 99-year leasehold mixed-use development on Bernam Street in District 2, has sold a 452 sq ft, one-bedroom unit on the 30th floor for $1.51 million on August 4. This translates to a new high of $3,351 psf, which is just 0.2% higher than the previous price of $3,344 psf set on March 9. One Bernam, which comprises 351 residential units with a mix of one- to three-bedders, has also sold three penthouses between 1,744 and 4,306 sq ft. The development also features a two-storey retail podium of 15,726 sq ft and one floor of serviced apartments with 13 units. The project, launched in May 2021, has sold 228 or about 65% of its units at an average price of $2,582 psf, based on caveats lodged. As of August 8, 24 units at the condo have transacted at an average price of $2,745 psf. It is expected to be completed next September. Another project, Residences @ Evelyn, a freehold condo on Evelyn Road in Novena, District 11, has seen a new high psf-price. A 1,528 sq ft, three-bedroom unit on the 32nd floor was sold for $3.83 million on July 31, at $2,504 psf, beating the previous record of $2,441 psf. This also meant that the owner made a net profit of about $1.6 million on the sale, as the unit was purchased from the developer for $2.205 million in October 2006. The project has seen four transactions this year at an average price of $2,344 psf, compared to $2,314 psf for four transactions last year. The Myst, a 99-year leasehold condo in Bukit Panjang, District 23, has registered a new low psf-price of $1,877 psf, with the sale of a 1,163 sq ft, three-bedder unit on August 3 for $2.18 million. This is a 0.48% drop compared to the previous record of $1,886 psf from the developer sale of a similar-sized unit on June 16. The Myst has sold 257, or 63%, of its units since its launch in July last year at an average price of $2,057 psf. It is expected to be completed in 2029. The project is within walking distance of Cashew MRT Station on the Downtown Line and is near Assumption Pathway School and Greenridge Secondary School.
