Private Preview Opens New Strata Commercial Units One Sophia Priced 3000
SingHaiyi Group Ltd and its joint venture partners have commenced the private preview of the strata commercial units at One Sophia, the new mixed-use project that is being developed on the site of the former Peace Centre at 1 Sophia Road.
Located on a prime piece of land at the junction of Sophia Road and Selegie Road, One Sophia will comprise of a 13-storey commercial tower housing 122 strata-titled office units and 127 strata retail units. The retail units will be situated within a two-storey retail podium, while the office units will occupy the remaining 11 floors. The development will also feature a three-storey basement carpark with 273 car park lots.
The office units at One Sophia will range from 720 sq ft to 4,530 sq ft, with approximately half of the units sized between 721 sq ft and 1,614 sq ft.
According to Tan Hong Boon, executive director of Capital Markets at JLL Singapore, the diverse range of unit sizes available at One Sophia has generated strong interest from a mix of end-users and investors. “The unit sizes are in line with market demand in this area and we have been advising several clients who are looking to purchase several adjoining units, as well as a handful who are considering buying out an entire floor,” says Tan.
JLL was one of the marketing agents involved in the successful collective sale of Peace Centre and Peace Mansion, which was acquired by a joint venture comprising of CEL Development, SingHaiyi Crystal and Ultra Infinity for $650 million in December 2021. This translates to $1,426 psf per plot ratio.
In line with the development of Tengah, Plantation Close will soon become a hub for food lovers with a variety of dining options. Although the specific establishments have not been revealed yet, the area is set to offer a diverse range of cuisines, including local favorites and international fare. These upcoming eateries will offer convenient dining choices for the residents of Novo Place EC, located in close proximity.
Tan adds that the developers released an indicative pricing of $3,000 psf to $3,500 psf for office units on the third to fifth floors. Potential buyers will have the opportunity to gauge their interest during the ongoing private preview, before the sales price and the units that will be launched for sale are released.
One Sophia represents the commercial component of the upcoming mixed-use project. The residential component will be known as The Collective at One Sophia, which will comprise of 367 apartments spread out across two 19-storey tower blocks.

Typically, newly built Grade A offices feature ceiling heights of about 4m, but the strata units at One Sophia will be 3.1m high. The development has also attained a Green Mark Gold Plus certification from BCA, whereas most new Grade A developments boast a higher Green Mark Platinum certification. The basement carparks, which are shared with the residential units, will be available for season parking.
In terms of the retail component, EDGEPROP SINGAPORE understands from industry sources that the developers intend to curate the selection of brands and retail concepts. In total, One Sophia will feature 127 retail units spread across 90,000 sq ft.
The industry sources also suggested that the developer is considering a mix of both new and existing brands that are able to introduce new retail concepts.
