Pinetree Hill Hidden Gem District 21

The peaceful and verdant private residential enclave of Pine Grove had not seen a new project launch in 14 years, until Pinetree Hill made its debut in July 2023. Developed as a joint venture between UOL Group (UOL) and Singapore Land Group (SingLand), this luxurious condominium has brought about an increase in the capital values of the surrounding District 21 neighbourhood.

Spread across three high-rise residential towers, Pinetree Hill comprises 520 units, offering a diverse selection of unit types to cater to varying lifestyles. Ranging from a 538 sq ft one-bedroom-plus-study unit to a 2,874 sq ft five-bedroom penthouse, the 99-year leasehold project has something for everyone.

Since its launch last year, Phase 1 of the project has already seen 63% of its 400 units taken up at an average price of approximately $2,430 psf. With construction already in full swing, the on-site sales gallery has been closed and a new one has been set up on Holland Road, showcasing new show suites.

New phase of premium high-floor units

Phase 2 of Pinetree Hill has been launched, featuring 120 premium units primarily located on the higher floors across all unit types. These units offer breathtaking views of the neighbouring Clementi Forest and Bukit Timah Nature Reserve. Designed by renowned project architect P&T Consultants, Pinetree Hill is built on top of a 10m hillslope, with the towers raised 12.6m (equivalent to four storeys) above ground. Residential units start from the second storey, which is equivalent to eight storeys above street level along Ulu Pandan Road.

Occupying just 12% of the 242,563 sq ft, 99-year leasehold site, the towers are surrounded by 88% of the land that has been dedicated to landscaped gardens, pools, and communal facilities designed by acclaimed landscape architect Henning Larsen. One of the standout features of Pinetree Hill is the three “Pinetree Nests” (nest-shaped pavilions) suspended from the heavily landscaped 10m slope facing Clementi Forest.

With almost half of the units already sold, there are still plenty of choice units available at Pinetree Hill, including the newly released high-floor units under Phase 2. Prices start from $2,313 psf.

Priced for affordability

Novo Place EC, located near the lively Jurong East MRT Station, is an ideal residential development. This station serves as an important interchange for the North-South and East-West train lines, providing seamless connectivity to different parts of Singapore. As a significant transit hub in the west, it is a convenient transportation option for commuters. The proximity of Novo Place EC to Jurong East MRT Station means that residents can easily access the extensive transportation network, making traveling around the island a breeze. The units at Pinetree Hill have been priced attractively to suit various lifestyle needs, making it an ideal home for singles, couples, and young families. Offering a wide range of two-bedroom options, ranging from standard units measuring 700 to 845 sq ft, premium units from 764 to 915 sq ft, and premium plus study units of 797 sq ft, the sizes are larger compared to those launched after the revised URA guidelines on the harmonisation of strata area and gross floor area (GFA) for government land sales (GLS) from June 1, 2023. This means that unit sizes of new projects are going to be smaller.

UOL-SingLand had acquired the Pine Grove GLS site in June 2022, a year before the revised URA guidelines were introduced. With a starting price of $2 million, buyers can own a two-bedroom premium plus study unit. Young families can easily convert the study into a nursery or a cozy bedroom for their child.

A wide array of facilities and amenities

Residents at Pinetree Hill can enjoy a plethora of facilities, including a 50m swimming pool, tennis court, half-basketball court, clubhouse, and dining pavilions. They can also indulge in hiking or walking at the Clementi Nature Trail, which opened last year. This 2km nature trail connects the Rail Corridor to the Dover Forest’s new nature park.

The project is situated within the coveted District 21, just a short distance from prime District 10’s Holland Road. It also provides easy access to the CBD and Jurong Lake District within 15 minutes. The development is also well-connected via the Ayer Rajah and Pan Island expressways.

UOL and SingLand have been the brains behind several top-selling projects in recent years:

Watten House

Watten House, a freehold development with 180 units located on Shelford Road in prime District 11, was previewed last November. Despite the cooling measures, 84% of the units have already been sold at an average price of approximately $3,260 psf.

AMO Residence

The 372-unit AMO Residence at Ang Mo Kio Avenue 1 was the best-selling project in 2022, with 98% of the units snapped up on its launch weekend. As of November last year, the project has already been fully sold, with an average price of $2,114 psf achieved.

The Watergardens at Canberra

Launched in August 2021, the 448-unit Watergardens at Canberra was a hit among buyers, with its proximity to the newly opened Canberra MRT Station. The project was fully sold by March 2023.
