Aurico Global Local Asset Manager Formidable Portfolio Valued 52 Million

In just two years, property developer Jason Ng has successfully built his investment and training firm, Aurico Global, from scratch to reach $52 million in assets under management. This is not Ng’s first venture into real estate development, as he started investing in property back in 1993 with the goal of providing for his family. From humble beginnings living in a rental flat with six family members, Ng worked hard to save enough money for his first property investment, a 1,400 sq ft apartment for $435,000. Over the years, Ng expanded his property portfolio and also ventured into student enrichment and parenting training. As a family life educator accredited by the Ministry of Education and Ministry of Social and Family Development, Ng has been working in the field for over 15 years.

In 2023, Ng and his wife Emelyn Ho co-founded Aurico Global as a way to consolidate their diverse portfolio of businesses, which includes Aurico’s co-living investment and management arm JC Global Developments, property and investment training arm Anchor of Life Training Consultants, and preschool enrichment resource provider My Preschool Hub.

Aurico’s property portfolio covers a range of property types, including residential, commercial, and industrial assets. Under JC Global Developments, the company manages 380 co-living units in shophouses, condos, and landed properties valued at over $30 million. Aurico is currently in the process of acquiring more properties and aims to reach 600 units by the end of the year.

Aurico’s strategy is to acquire valuable properties in high-traffic areas below market valuation. This was evident in their recent purchase of a two-storey shophouse on Joo Chiat Road for $5.1 million, which was 12% below its valuation price. Ng’s sharp property investment acumen and the strong property investment team at Aurico have played a crucial role in their success.

The company also has its eyes on commercial properties in strategic locations undergoing rapid transformation, such as the 99-year leasehold mixed-use development Woods Square in Woodlands. In July, Aurico purchased a 560 sq ft commercial strata office unit at Woods Square for its own use. The company believes this investment will put them at the forefront of changes in Woodlands, including the upcoming Johor Bahru-Singapore Rapid Transit System, and boost operational efficiency by hiring workers from across the border.

In addition to their co-living and commercial ventures, Aurico has also acquired food factory assets to tap into the rising demand for food production in Singapore. These investments are strategic and enhance the portfolio, rather than venturing directly into the F&B business. One of the properties is a strata-titled food facility called Food Xchange @ Admiralty, located strategically near Johor and boasting a long lease balance of 36 years.

Aurico made headlines in May when it acquired a controlling stake in Autagco Ltd, a company listed on the Singapore Exchange. Ng has appointed shareholder Patrick Loke as the executive director of Autagco and has plans to inject their assets into the company. In October, Autagco announced its plans to diversify into assisted living facilities for seniors, which will be run and managed by Aurico’s wholly owned subsidiary Communa Gold.
