Perennial Holdings And Far East Organization Unveil Golden Mile Singapore And Will Launch Strata
Perennial Holdings and Far East Organization recently unveiled their vision for the refreshed Golden Mile Complex at a press conference on Dec 10. This marks the next chapter in the storied history of the former Golden Mile Complex. The development partners announced the preview of the strata-titled commercial units and collectively, the entire development will now be known as Golden Mile Singapore. This is Singapore’s first large-scale strata-titled conserved building that preserves its iconic identity as a tropical linear urban complex with brutalist architecture.
The iconic building has been renamed as The Golden Mile and will be repositioned into a commercial development with 156 Grade A office units, 19 medical suites, a two-storey retail component spanning 123,388 sq ft, and a public access architecture centre. The development partners, together with homegrown architecture firm DP Architects and architecture conservation specialist consultancy Studio Lapis, are determined to recapture and elevate the building’s status as a next-generation urban complex in Singapore.
The conserved building, formerly known as Golden Mile Complex, was a landmark mixed-use development in the 1970s, with its vibrant and eclectic retail mix. However, as the ownership of the strata-titled units changed over the years, its positioning as a prime mixed-use development eroded. With the new vision for Golden Mile Singapore, the retail component has been reduced to 15% of the strata area (previously 40%), while the offices will now occupy 48% (previously 41%) and residential use will take up 30% (previously 19%). The remaining 7% is divided between 4% for medical suites and 3% for the new architecture centre, which will be established under the government’s Community/Sport’s Facilities Scheme.
Two new public access urban gardens will also be created on the 9th and 18th floors, utilising previously vacant spaces in the former Golden Mile Complex. The rooftop level on the 18th floor will be transformed into a public access sky terrace. The joint venture partners have also given back 24,994 sq ft to URA for the establishment of the architecture centre.
The refreshed two-storey retail atrium will feature a new event space and F&B offerings, with natural light and ventilation returning to the space. This aims to recreate the street shop-style retail experience that emulates the original shopping experience when Golden Mile Complex first opened. The retail units will be retained and curated by the joint venture partners, serving to augment and complement the offices and residential units.
The strata-titled office units and medical suites will be available for sale this month, however the developers have not yet released any indicative pricing for the medical suites and the office units. Six different office layouts have been crafted to cater to a wide variety of end-users, such as the Flagship office units, Loft Suites, Loft Executive units, Loft Mezzanine units, Enterprise offices, and the newly built Crown Office units. The developers hope to attract family offices, corporate tenants, and various industries and market segments to create a diverse and vibrant ecosystem.
