A trio of conservation shophouses situated at 3 Roberts Lane in Farrer Park (District 8) has been listed for sale through an expression of interest (EOI) exercise by SINGAPORE (EDGEPROP). The freehold shophouses, with a combined gross floor area of approximately 10,474 sq ft, is being offered at a guide price of $19 million, equivalent to a per square foot price of $1,814.

These shophouses, located within the Jalan Besar Conservation Area, sit on a collective land area of 3,009 sq ft. They consist of two storeys and feature a basement, mezzanine and a six-storey rear extension. With triple-frontage along Serangoon Road, Roberts Lane and Kinta Road, the shophouses are also conveniently situated within walking distance to the Farrer Park MRT Station on the North East Line.

Prospective buyers will also have the opportunity to secure naming rights for the shophouses, according to Knight Frank’s Senior Manager of Capital Markets, Tania Ong, who is marketing the properties. “The new owner may also consider improving the shophouses through asset enhancement initiatives and, subject to authorities’ approval, explore tenant repositioning by converting the ground floor to F&B use,” Ong adds.
